当卖家打算卖产业时，请问卖家一定要聘请律师来协助完成相关交易吗？
答：卖家能自行决定，是否要聘请律师来代表卖家协助完成相关交易。如果卖家不打算聘请律师，卖家能用买家的律师来协助卖家准备产业盈利税的申报表格 (CKHT Forms) 以及协助卖家呈交相关表格给内陆税收局 (Inland Revenue Board/Lembaga Hasil Dalam Negeri)。
此外，如果卖家还没有供完其产业的贷款，而其产业仍处于被抵押给予卖家的贷款银行当中，卖家也能选择用买家的律师来协助卖家处理解押产业的手续 (discharge of charge)。
切记： 根据相关法律，在买卖交易当中，一个律师只能代表一方，即：卖家或买家。

换言之，如果卖家决定用买家的律师，卖家需要晓得，相关律师的职责是保护买家的权益，所以卖家需要确保在签署买卖合约前，已阅读以及审查相关合约内容。此外，在这种情况下，卖家会发现合约会特别注明：“卖家已选择在这次交易中，不由律师代理，但在此明确声明卖家完全理解本合约所述的条款和条件的重要性和效果。”
[“The Vendor has elected not to be represented in this transaction but hereby expressly states that the Vendor fully understands the importance and effect of the terms and conditions herein contained.”]
